English: Flat can be rented for an arbitrary time PREQUEL I am Boris, 26 years old, working for a consulting company and hosting my mums flat in the same house I am living in. So if there are any issues regarding the flat or you just would like some assistance (e.g. with the Anmeldung) I am there for you. Anmeldung is possible Our neighbors are really descent and calm people. I am living in the house for 7 years and was never bothered by them. AREA Right next to the Palace Charlottenburg with its beautiful park and a stone's throw away from the Ring-Bahn (S41&S42) this flat offers you a great connection to anywhere in Berlin as well as space for recreation. Not far away you find the Kantstrasse, which is quickly accessable by the bus stopping next door. Here you can find one of the widest offers of restaurants and cafes (such as the legendary "Schwarzes Café). If you'd like to go haute-couture shopping the famous and prestigious Kurfürstendamm might be your choice. You can reach it within 15min. Your usual grocery stores (Lidl, Edeka, Rewe) are 5-10min away, but if you need something late night a 24/7 shop across the street is happy to fulfill your wishes. Generally itsa good and quite neighborhood. While the connection with car is great due to the proximity to the city highway you will not hear more than anywhere else in the city because of the new top standard windows of the flat. There are no party people strolling around as you will likely find them in most other areas in the center of Berlin. FLAT The flat is freshly renovated and you will be the first tenant. When furnishing and equipping the flat I tried to think of everything you might need (from French press to cleaning utensils), you only need to bring a tooth brush and clothes. Otherwise I think the pictures speak for themselves. If you still feel like something is missing I am happy to find a solution. TRANSPORTATION As already mentioned before the flat is next to Ring-Bahn (3min), namely the station S-Westend. The metro bus line M45 stops every 5-10min next door (2min) at the station Sophie-Charlotten-Str. and brings you the famous Zoologischer Garten/Kurfürstendamm in 15min. At the same stop the bus line 309 stops every 10-15min and brings you e.g to the Kantstrasse in 12min. If you rather go by car, the city highway is 2min away by car. Wenn es also irgendwelche Probleme mit der Wohnung gibt oder du einfach nur Hilfe brauchst (z.B. bei der Anmeldung), bin ich für dich da. Anmeldung ist möglich Unsere Nachbarn sind wirklich sehr nette und ruhige Leute. Ich wohne seit 7 Jahren in dem Haus und wurde noch nie von ihnen belästigt. ANLAGE In unmittelbarer Nähe zum Schloss Charlottenburg mit seinem schönen Park und nur einen Steinwurf von der Ringbahn (S41&S42) entfernt, bietet Ihnen diese Wohnung eine gute Anbindung an ganz Berlin sowie Raum für Erholung. Nicht weit entfernt befindet sich die Kantstraße, die durch die Bushaltestelle nebenan schnell zu erreichen ist. Hier finden Sie eines der umfangreichsten Angebote an Restaurants und Cafés (z.B. das legendäre "Schwarze Café"). Wenn Sie Haute-Couture einkaufen möchten, ist der berühmte und prestigeträchtige Kurfürstendamm die richtige Wahl. Sie erreichen ihn innerhalb von 15 Minuten. Die üblichen Lebensmittelläden (Lidl, Edeka, Rewe) sind 5-10 Minuten entfernt, aber wenn Sie spätabends noch etwas brauchen, erfüllt Ihnen ein 24/7-Laden auf der anderen Straßenseite gerne Ihre Wünsche. Generell ist es eine gute und ruhige Wohngegend. Die Anbindung mit dem Auto ist durch die Nähe zur Stadtautobahn zwar gut, aber durch die neuen, hochwertigen Fenster der Wohnung hört man nicht mehr als anderswo in der Stadt. Es gibt kein Partyvolk, das hier herumschlendert, wie man es in den meisten anderen Gegenden im Zentrum Berlins findet. WOHNUNG Die Wohnung ist frisch renoviert und Sie werden der erste Mieter sein. Bei der Einrichtung und Ausstattung der Wohnung habe ich versucht, an alles zu denken, was man brauchen könnte (von der Bügelpresse bis zu den Reinigungsutensilien), man muss nur eine Zahnbürste und Kleidung mitbringen. Ansonsten denke ich, dass die Bilder für sich selbst sprechen. Sollten Sie dennoch das Gefühl haben, dass etwas fehlt, bin ich gerne bereit, eine Lösung zu finden. VERKEHRSMITTEL Wie bereits erwähnt, liegt die Wohnung direkt an der Ringbahn (3min), und zwar an der Station S-Westend. Die Metrobuslinie M45 hält alle 5-10min nebenan (2min) an der Haltestelle Sophie-Charlotten-Str. und bringt Sie in 15min zum berühmten Zoologischen Garten/Kurfürstendamm. An der gleichen Haltestelle hält alle 10-15min die Buslinie 309 und bringt Sie z.B. in 12min zur Kantstrasse. Wenn Sie lieber mit dem Auto fahren, ist die Stadtautobahn 2min entfernt.
